(For Self-employed we require taxes). *No evictions in the previous year - No monies in arrears with previous landlords. *No job offer letters: At least two pay stubs of actual (verifiable) employment are needed. *Income: Applicant must earn a verifiable Net Income of at least 2.5 or 3 times the market rental rate (depending on the property). *Rental History: Each applicant must have a verifiable rental history of at least (1) year with a management company or private owner, living with or renting from a family member will be considered as a first-time renter. *Background check: Each applicant will be subjected to a criminal and credit background check. Misdemeanors less than 5 years ago or Felonies less than 15 years ago will be disqualified. *Credit History: Any credit score below 540 will not be considered. The Guarantors program will be used upon approval process. The application fee is not refundable.
